We can tell you about the current real estate market here in Mexico from what we are experiencing.  Our foreign buyers who are Americans and Canadians are hesitant to spend money right now, and hope that prices will go down so they can get a better bargain. Therefore, there aren't as many buyers in North America.  And in the States, many people are hesitant to invest in real estate because property values have been driven down.  

But here, we are seeing people still looking and still buying.  They are making offers, rather than coming in at full price, but that is not unusual.  It has been unusual in the past few years because of our real estate rise, but now things are correcting themselves and getting back to a more normal real estate market.  In our area, we have a lot of Mexicans and a large middle class is growing here.  So, because we have such a variety of buyers, our prices are holding and the economy is stable.  And we seem to have two kinds of sellers - the ones who don't "have to sell" their property or home, therefore stand firm with their prices.  Then, there are the ones who do need to sell, and they have dropped their prices.

Another thing we are seeing, is that prices from last season haven't risen like they have in the previous seasons.  They have pretty much stayed the same.  So, it really is a good time to buy. 

If you do find something that suits your needs, we are encouraging buyers to make offers.  And many times, we are able to come to an agreement of price and the deal proceeds.  Remember, "market value" is only what a seller will sell for and a buyer will pay for.  It always comes down to two people making a deal that suits both of them.
